Resident Parking

The Resident Parking Guide: Stalls, Security, and Storage
Resident Parking is located inside the parking garage, down the right side ramp, and past the retail parking spots.

🚗 The Basics of Your Stall
Your parking spot is your personal slice of the garage, but it comes with a few "rules of the road" to keep the area safe and organized.
Assigned Spots: Dedicated parking stalls are available for $200/month. The cost will be added to your rent and paid through the current RentCafe payment system.
One Spot, One Vehicle: Parking stalls are designed for a single vehicle only.
Approved Vehicles: While motorcycles are perfectly fine, stalls are not to be used for ATVs, campers, trailers, or other recreational vehicles.

🔑 The Access-Granted Phase
You can’t park if you can’t get past the gate. Getting your tech sorted is priority one:
The Windshield Tag: Once you’re assigned a spot, the administrator will provide you with a vehicle tag.
Hands-Free Entry: Affix this tag to your windshield; it automatically activates the entry gate as you slowly approach, so you don't have to fumble for a fob while driving.
Fob Access: Once parked, resident elevators are accessible from the P1 level via your electronic fob. This ensures only residents have direct access from the garage to the residential floors.

⚠️ The No-Storage Rule
It might be tempting to use that extra space in front of your bumper for overflow, but the garage is not an extension of your locker.
Clear Zones: Parking stalls are for active vehicles only. They are not for storage of any kind—this includes boxes, furniture, or household items.
The Tire Clause: Even seasonal tires cannot be kept in your parking stall. These must be stored in your assigned locker or a professional tire storage facility to meet fire safety and insurance regulations.

💡 Pro-Tip: The Spot-Check Strategy
Watch the Leak: Keep an eye on the floor of your stall. If you notice your car is leaking oil or fluids, please have it repaired and the spot cleaned promptly. It prevents permanent staining and keeps the garage looking pristine.
Check the Height: If you’re driving a larger SUV or have a roof rack, always double-check the clearance height at the garage entrance before pulling in for the first time.

The Benefit: Keeping the garage clear of storage and restricted vehicles ensures a clean, professional environment and prevents "clutter creep" from affecting your neighbours.
