Master Utility Control

Master Utility Shut-Off Locations
Category: Building Mechanicals & Utilities
Access Level: Internal Management & Staff Only

1. Document Objective
This guide provides the primary locations for isolating the building’s core utilities during an emergency, scheduled maintenance, or system upgrade. Only authorized building staff and licensed contractors may operate these main valves and switches.

2. Main Water Isolation

  • Primary Shut-Off Location: Main Basement Mechanical Room (Room 01).
  • What It Controls: All domestic water flowing to individual apartment units and common areas.
  • Operation: Locate the main intake line near the water meters. Turn the primary wheel valve clockwise to stop the water flow.
  • Staff Protocol: Notify all residents via the portal before any non-emergency shutdown. [1]

3. Main Electrical Switchgear

  • Primary Shut-Off Location: Electrical Room (Ground Floor, adjacent to the service entrance). [1]
  • What It Controls: Power distribution grids for the entire building, including individual unit sub-panels.
  • Operation: The main breakers are housed in the heavy grey metal enclosures. Individual residential zone switches are clearly labeled by floor. [1]
  • Staff Protocol: Emergency service personnel (like the fire department) have priority access to this room. Do not block access panels with storage.

4. Main Gas Supply

  • Primary Shut-Off Location: Exterior Utility Enclosure (Rear of the building, near the loading bay).
  • What It Controls: Natural gas lines serving central water heaters, building boilers, or individual unit appliances.
  • Operation: The main valve requires a standard manual wrench to turn the valve 90 degrees to the "Off" position.
  • Staff Protocol: If a gas leak is suspected, evacuate the building immediately before attempting to shut down the valve. [1, 2]
