🔧 Keeping Things Running: Annual In-Suite Maintenance
Every year, building management conducts mandatory in-suite maintenance checks across all units. These regular inspections are vital to keep our building systems running efficiently, protect your home from unexpected breakdowns, and ensure the safety of our entire community.

📅 What to Expect & Notice Periods

• Advance Notice: You will receive an official notice via email and a physical flyer at least two weeks before your scheduled maintenance date, as well as 24-hour notice for your scheduled floors and unit.
• Mandatory Entry: Because these checks impact the entire building's infrastructure, entry into your suite is mandatory during the designated time block.
• If You Are Away: If you cannot be home, building management and authorized technicians will use the master key to enter and complete the work safely.

🛠️ What is Serviced During the Visit
Our certified technicians will perform a comprehensive checklist of preventative maintenance tasks inside your suite:

• HVAC Filter Replacement: We replace your heating and cooling filters to ensure optimal air quality and system efficiency.
• Fan Coil Unit Inspection: Technicians check the operation of your climate control system and clear out drain pans to prevent moisture buildup.
• Fire Safety Testing: In-suite smoke alarms, heat detectors, and fire sprinkler heads are inspected and tested to ensure full compliance with the fire code.
• Plumbing Leak Checks: We inspect all visible water supply lines, valves, and drains under sinks and toilets to catch potential leaks early.

📋 Resident Preparation Checklist
To help our team complete the maintenance as quickly and smoothly as possible, please prepare your suite ahead of time:

• Clear the Access Areas: Ensure the areas around your HVAC/fan coil closet, water shutoff valves, and fire alarms are completely clear of furniture or storage.
• Secure Your Pets: For the safety of the technicians and your animals, please crate your pets or keep them securely in a room away from the work areas.
• Authorized Escort: If you want a specific friend or family member to be present in your place, please notify management in writing before the maintenance day.
