🚫 Strictly Residential: Home Swapping & Airbnb Rules
To protect the privacy, security, and comfort of all residents, our building operates strictly as a residential community. Short-term rentals and home-swapping platforms compromise building security and violate our community bylaws.
❌ Prohibited Activities
Residents are entirely restricted from listing their units on short-term rental platforms.
- No Airbnb Listings: You may not rent out your suite, a single room, or your den on Airbnb, Vrbo, or any similar short-term rental platform.
- No Home Swapping: Vacation home-swapping networks or trading your suite with another traveler for a weekend is strictly prohibited.
- No Subletting Without Approval: Any long-term sublet must be officially vetted and approved by building management beforehand.
🔒 Why We Enforce This Policy
- Building Security: Unvetted temporary guests do not have background checks or official tenant records, which compromises the safety of our building.
- Wear and Tear: High turnover from short-term guests leads to increased damage in our hallways, elevators, and shared amenities.
- Community Comfort: Our residents deserve a peaceful environment, free from the constant disruption of hotel-like traffic.
⚠️ Consequences of Violation
We take short-term rental violations very seriously. If a resident is caught listing their suite or hosting short-term guests, management will take the following immediate actions:
- Fob Deactivation: All associated key fobs for the suite will be immediately deactivated to secure the building, requiring the resident to meet with management to reinstate them.
- Bylaw Fines: The resident will face immediate financial penalties and fines in accordance with our condo bylaws and city regulations.
- Legal Action: Repeated or uncooperative violations will be escalated to our legal team, and the resident will be held responsible for all associated legal fees.
- Lease Termination: For renters, violating this policy constitutes a direct breach of the tenancy agreement and will result in immediate eviction proceedings.
