🔨 Enhancing Your Space: Making Alterations to Your Suite
We want you to love your home and make it your own! However, because our building utilizes complex, shared structural, plumbing, and electrical systems, any modifications beyond minor aesthetic changes require formal approval.
📋 Minor vs. Major Alterations
Before you pick up a hammer or hire a contractor, it is important to know which category your project falls into:
- No Approval Needed: Minor cosmetic changes—such as painting walls, hanging pictures, or installing temporary shelving—do not require management's permission.
- Approval Required: Any changes that alter the flooring, plumbing fixtures, electrical wiring, cabinetry, or structural walls must be approved in writing by management before work begins.
📝 The Approval Process (Requesting an Alteration Agreement)
To get authorization for your project, you must submit a formal request through the Resident Portal:
- Submit Your Plans: Provide a detailed description of the proposed work, including sketches, floor plans, and materials being used.
- Hire Licensed Professionals: All work must be performed by certified, insured tradespeople. You must submit copies of your contractor’s license and liability insurance.
- Sign the Agreement: Once management reviews and approves your plans, you will sign an official Alteration Agreement outlining the terms and conditions of the work.
🛑 Strictly Prohibited Modifications
To protect building safety and structural integrity, certain alterations are completely banned:
- No Structural Changes: You cannot remove or alter any load-bearing walls or concrete columns inside your suite.
- No Common Element Changes: Alterations to your suite door, balcony structure, exterior windows, or common utility pipes are strictly prohibited.
- No Balcony Installs: As noted in our balcony rules, you may not install permanent outdoor tiles, rugs, or privacy screens.
🏢 Contractor Rules & Building Guidelines
Once your project is approved, your contractors must follow our community guidelines to avoid fines or project shutdowns:
- Book the Elevator: You must book the service elevator through the Concierge in advance for moving heavy materials and tools.
- Permitted Work Hours: Loud construction work is strictly limited to Monday through Friday, between 9:00 AM and 5:00 PM. No work is permitted on weekends or holidays.
- Debris Clean-Up: Contractors must remove all construction waste from the property. Dumping renovation materials in community garbage chutes or recycling bins is strictly prohibited.
