🏢 Exterior Grounds & Curb Appeal
We take pride in the first impression we make on our residents and guests. To maintain a clean, professional exterior, we ask all residents to follow these community standards for our shared outdoor spaces.

🚬 Smoking & Designated Areas
To keep our main entrances and sidewalks clear of debris, smoking is strictly prohibited near the front lobby and main walkways.

  • Ashtrays: Please use the designated smoking areas equipped with high-capacity ashtrays.
  • The Goal: We aim to eliminate the "mountain of butts" that can accumulate at building corners. Discarding cigarette butts on the ground or in planters is a violation of building policy and creates a significant cleaning burden.
  • The Air: Please be mindful of air intake vents and open windows when smoking near the building perimeter.

🐾 Pet Etiquette & Grounds Care
We are a pet-friendly community, but maintaining the front of the building requires every owner’s cooperation.

  • "Scoop the Poop": It is mandatory to pick up after your pet immediately. Dog droppings along the front sidewalk or in the landscaped areas are unsanitary and damage the building’s reputation.
  • Zero Tolerance: Please keep pets away from the main entrance stonework and planters to prevent staining and odors.
  • Waste Disposal: Always use the provided outdoor waste bins or the loading dock bins for pet waste; never leave bags on the sidewalk or in the lobby.

🗑️ Litter & Garbage

  • Front Entrance: The front of the building should remain free of coffee cups, snack wrappers, and flyer debris.
  • Report It: If you notice a "hot spot" where litter or dog waste is accumulating, please report the location via the portal so our grounds team can perform an emergency sweep.
